A beautiful home photographed from the street tells you nothing about its walking distance to Bondi Beach, its proximity to a sought-after school, or its position relative to the Gore Hill Freeway on-ramp. Design Principles for Effective Overlays
A well-designed location overlay is informative without being cluttered. Key principles:
- Keep the number of callouts limited — three to five labels maximum. More than that starts to look like a busy road map and makes individual labels harder to read.
- Use clean, legible typography in a consistent brand style.
- Place labels so they don't obscure the property itself or key features of the surrounding area.
- Use directional lines or arrows that point precisely to the feature being labelled, not approximately near it.
- Include distance or approximate travel time, not just the landmark name — '350m' or '4 min walk' is more useful to a buyer than simply 'Bondi Beach'.
What Not to Do
- Don't use callout overlays on standard ground-level photos; they rarely work well on interior or street-level shots.
- Don't overstate proximity if the beach is technically 600 metres away but requires crossing a main road and walking through a carpark '600m to beach' can feel misleading when buyers inspect the area.
- Don't use them as a substitute for describing location in the copy; overlays work best as a complement to a well-written location section, not as a replacement.
