  • Walk-through video: A continuous walkthrough of the property, typically 60 seconds to 2.5 minutes, designed to give buyers a sense of flow, scale, and layout. This format is practical and functional it answers the question 'what is this property like to move through?'
  • Cinematic or lifestyle video: A more produced format that combines property footage with music, colour grading, and sometimes drone footage. These run 60–90 seconds and prioritise emotional impact over information. Common for prestige and premium listings.

Some campaigns use both: a lifestyle video for hero marketing and a longer walk-through for buyers who want more detail.

What Makes a Walk-Through Video Work

  • Smooth, controlled camera movement handheld or gimbal-stabilised footage, not shaky or rushed.
  • A logical flow through the property that matches how a buyer would naturally walk through it.
  • Good lighting the same preparation principles as photography apply: open blinds, turn on all lights, remove clutter.
  • An appropriate pace not too fast or too slow.
  • No narration required the property should speak for itself, with music selected to match the property's character.

What Makes a Cinematic Video Work

  • A clear narrative arc: the video should open with impact a hero shot, an establishing aerial, a view and build to a satisfying close.
  • Music that matches the property's demographic contemporary and clean for inner city apartments, warm and organic for family homes, sophisticated for prestige properties.

  • A clear introduction of the property address or agency branding at the start or end.

Common Mistakes That Undermine Property Videos

  • Shooting in a property that hasn't been properly prepared clutter, dark rooms, and visible personal items are magnified by video.
  • Over-long videos: most buyers stop watching after 90 seconds if the content doesn't hook them. Two minutes should be the maximum for most listings.
  • Generic stock music that doesn't match the property's feel.
  • Inconsistent exposure as the camera moves between light and dark spaces a good videographer manages this in real time and in post.
  • Ending without a clear call to action or contact information.

Video for Social Media vs Portals

Videos used on real estate websites are typically landscape format and run 60–150 seconds. Videos used on Instagram Reels or TikTok need to be vertical portrait format and should hook the viewer in the first 3 seconds.
