Getting the photography right for these rooms, as well as the practical amenities that support them, can have a direct impact on your booking rate and reviews.
Here's how to approach each space for maximum effect.
Bedrooms: Selling the Sleep Experience
Guests book bedrooms. No matter how beautiful the living area or how spectacular the view, if the bedroom photos don't convey comfort and quality, you're leaving bookings on the table.
Preparation essentials:
- Fresh linen pressed if possible, or at minimum properly smoothed. Crumpled sheets photograph badly and suggest a rushed turnaround.
- Layer the bedding: a fitted sheet, a flat sheet or duvet, and at least three to four pillows arranged neatly. Euro pillows add a hotel-like quality.
- Clear every surface in the room except for one or two intentional items: a lamp, a small book, a glass of water on the bedside table.
- Ensure the room is well-lit open curtains, switch on bedside lamps, and check that the overhead light isn't casting unflattering shadows.

- A wide shot from the doorway that shows the full room.

More booking enquiries are lost because of bathroom photos than almost any other space. A bathroom that looks slightly grimy, cluttered, or poorly lit is a direct signal to potential guests that the property may not be well-maintained.
Preparation essentials:
- Deep clean everything: grout, tiles, chrome fixtures, mirror, basin, toilet, and shower screen. No smears, no water spots, no residue.
- Remove every personal or practical item from the vanity and shower: soaps, razors, cotton balls, all of it.
- Replace with a clean, styled set: neatly folded white towels stacked on vanity or hanging on the rail, a small bottle of hand wash, and any complimentary guest toiletries beautifully arranged in a simple tray or basket
- Toilet lid always down for photography.
- If the shower screen has water spots, dry it completely they catch the light and are very visible in photos.
Shot angles to request:
- A wide shot from the doorway.
- A closer shot of the vanity and mirror if the styling is attractive.
- A shower or bath shot if it's a feature a large rain shower, freestanding bath, dual showerheads.
Amenities: Show the Practical Value
Practical amenities matter enormously to guests, especially for stays of more than two or three nights. Photographing them well communicates genuine hosting thoughtfulness.
- Laundry: show the washer and dryer clearly, along with detergent and any ironing setup. For longer stays, this is often a deciding factor.
- Coffee setup: a quality coffee machine styled with cups, a small jar of beans, and a spoon photographs significantly better than a kettle and a box of sachets, even if the practical difference to the guest is small. If you have a Nespresso or espresso machine, make it a feature.
- Workspace: if you market to remote workers or business travellers, a clear desk with good lighting should be photographed specifically. Sydney's remote-worker market has grown substantially.
- Entertainment: TV, streaming services, board games, books if it's part of the experience, capture it.
- Welcome touches: a welcome card, local chocolates, a small bunch of flowers, or a guidebook to your favourite Sydney spots. These photograph beautifully and tell the story of your hosting style.
A Note on Detail Shots
For Airbnb specifically, close-up detail shots of amenities a stack of folded towels, a coffee machine with a cup placed in front, a welcome basket with the contents fanned out can be some of the most effective images in your gallery. They communicate care, quality, and attention to the guest experience in a way that wide-room shots simply can't.
Ask your photographer to capture four to six detail shots as part of the shoot. They take little time and add significant value to the gallery.
